Big Bear temperatures regularly drop below 20°F. A single freeze event can burst pipes and cause tens of thousands in damage. We monitor your heat tape, check pipe insulation, and verify your HVAC is holding temperature on every visit.

Snow Load on Roofs and Decks

A foot of wet Sierra snow can weigh over 20 pounds per square foot. We monitor for dangerous accumulation and alert you before structural damage occurs. Florida operators have never dealt with this. We do it every winter.

What happens if you find a problem?

We contact you immediately by phone or text. If it's an emergency, we coordinate a local contractor response on your behalf. Nothing critical waits until the next report.

How do you handle my keys?

Your key is stored in a secure lockbox with a property code only. No name or address ever appears on the key. In the unlikely event of a loss, it cannot be traced back to your property.

What if I'm at the cabin when you come to check?

We call you 24 hours before every visit and again when we arrive. We ask clients to notify us 48 hours before arriving at the cabin. You'll always know we're coming and we'll always know if you're there.

What happens during a wildfire or road closure?

This is where we earn our keep. When Highway 18 or 138 closes due to snow, fire, or weather, most owners have no way to check on their property. We are already here. We conduct an emergency inspection, document conditions with photos, and contact you immediately. When the mountain is inaccessible to you, we are your eyes on the ground.

Do I need a long-term contract?

No long-term contracts required. We work month-to-month. We ask for a one month deposit on signup and 30 days notice to cancel. That's it.

What does the photo report include?

Every room inspected, every system checked, every issue documented. Timestamped GPS-confirmed photos with written notes. You receive it by email the same day as the visit, every time.
